December 2025 Raleigh Luxury Real Estate Market Update

The Triangle’s luxury real estate market is evolving as we close out 2025. Homes priced over $750,000 across Raleigh, Holly Springs, Cary, and Apex are showing distinct patterns that both buyers and sellers need to understand. Here’s what the latest data reveals about each area in this December 2025 Raleigh real estate market update.

Raleigh Luxury Market Update

Raleigh’s luxury market remains steady with minimal fluctuations. The median home price dipped slightly from $1,120,000 in November 2024 to $1,093,000 this year, representing a 2.4% decrease. Active inventory held firm at around 330 homes, while closed sales increased from 97 to 103 transactions. 

The most notable change is in the average days on market, which extended from 16 to 23 days. These modest shifts are typical for this time of year.

Holly Springs Luxury Market Update

Holly Springs presents an interesting picture of market volatility. The median home price rose 1.4% to $848,000, while days on market dropped dramatically from 25 days to just 2 days. 

A stark contrast demonstrates how quickly luxury market conditions can shift. Closed sales jumped 26% from 19 to 24 transactions, signaling renewed buyer interest in the area.

Cary Luxury Market Update

Cary’s luxury segment shows a cooling trend with the median price falling 8% to $885,000. Active inventory surged 75% to 100 homes, giving buyers significantly more options. Closed sales declined 35% from 42 to 27 transactions, and days on market increased from 9 to 14 days. 

Despite these shifts, 14 days on market remains impressively fast for luxury properties, indicating Cary continues to be highly desirable.

Apex Luxury Market Update

Apex delivered the most dramatic performance across all Triangle markets. While the median price decreased 4% to $860,000, closed sales more than doubled with a 110% increase from 19 to 46 transactions. Active inventory grew 68% to 84 homes, and days on market extended from 6 to 24 days. 

Apex’s luxury segment proves its enduring strength in the Triangle, which continues to attract luxury buyers to the area.
